Al-Hussaini noted the difficulty of evaluating buildings and inspecting ready-made homes after they are completed, due to the presence of hidden matters such as foundations, the method of burial, concrete, and behind bricks, paint and underground, explaining that building problems such as landing floors and cracks do not occur until after two years.

Engineer Al-Hussaini pointed out that most of the villas offered for sale are fraudulent at the level of paint and doors, adding: What makes me sad is that cracks and cracks occur and the floors and entire tiles fall, which cost 80 thousand to 100 thousand riyals to amend, which may return after years of treatment.

Al-Hussaini stressed that giving a guarantee on the structural structure of the buildings is something that exists and a foregone conclusion, noting that many professional real estate companies operating in the market give the guarantee for a period of 10 years.

He pointed out that the reason why some contractors and owners avoid giving guarantees to buildings is due to their lack of experience in construction and their inability to implement them according to international specifications and codes.

He called on the Ministry of Housing and Trade to play a regulatory and supervisory role over construction operations in the real estate market and impose guarantees as found in commercial buildings, indicating that the Saudi Building Code has not been implemented and has not been imposed yet, whose presence contributes to solving many construction problems.
